If you cannot find a current property that meets your requirements or wish to be informed of new properties that match your search criteria, you can register with us. Once registered we can send you email updates of new properties matching your personalised search criteria.

Securing your new home

Typically a property is secured by paying a holding deposit, which will be deducted from our administration fee upon successful completion of your application. Please understand that a great deal of work goes into arranging a new tenancy and the administration fee helps to pay for all necessary paperwork, searches and reference checks.

 

Referencing

A tenant will need to supply references from an employer and current (or previous) landlord. Where necessary, we will also require contact details for a guarantor. We will ask you to undergo a credit check to establish whether you are able to pay the monthly rent to your new landlord. Upon successful completion of these checks we will advise a moving in date to suit you and the landlord.

 

Before moving in

You will need to provide us with:

 

      - Your first months rent

 

      - Balance of administration fee

 

      - Security deposit – typically 1 month’s rent. If we manage the property the deposit will         be held in a secure client deposit account throughout the tenancy term. This is held
        to cover damages, breakages and other liabilities under the terms of your
        agreement.


Rent, utilities, council tax and other charges

Rents are quoted in prices per calendar month and payable in advance by standing order. The tenant is also responsible for all utility bills and council tax. A new tenant will need to contact the necessary utility suppliers to place the accounts into their own name(s). Unless specified within the contract the tenant will be responsible for paying any charges incurred during their tenancy; this includes water, gas, electricity, telephone, cable or satellite television (where applicable), council tax and television license.

 

Inventory

An inventory will be provided at the beginning of the term of tenancy and the tenant will need to check the condition and presence of items with the landlord or managing agent. If items are missing or damaged at the end of the term, then replacement costs may be deducted from your security deposit.
